We can’t even begin to tell you how many times we’ve received calls from new homeowners who experience issues with their home’s septic system after the real estate closing and they moved into the home.
After we receive the frantic call from the new homeowner and we start asking question about the septic system, they often tell us:
Most banks and lending companies require the buyer/borrower to have a home inspection, but home inspectors rarely inspect (and are not capable of thoroughly inspecting) the home’s septic system.
As a buyer, you’re about to invest hundreds of thousands or even millions into buying your dream home, why not spend a few hundred dollars and ensure you know what kind of septic system is servicing the home, when it was installed, its current condition, and the issues (or potential issues) you will encounter when the septic system is used.
Do not be that person who experiences a bad odor or has wastewater backing up into their basement within days, weeks, or months after the real estate closing documents are signed and the seller has his/her check in hand, leaving you with a septic system that functions no better than an outhouse and that will costs thousands of dollars to repair or replace.

Our reports do not include boilerplate, useless information you can find by typing in the word “septic system” into Google.
Our reports are generally 3-6 pages long and provide you with all the details you need to educate yourself and all relevant parties regarding the type, condition, and life of your new home’s septic system. Our real estate septic system inspections generally take 2-4 hours and we make every effort to inspect all aspects of the home’s septic system.
We encourage the homeowner or buyer to be present during the inspection and ask questions to gain a better understanding of the home’s septic system. Our technicians are more than happy to explain the purpose and function of a septic tank, distribution box, pump station, force main, alarm, baffles, floats, outlet/inlet lines, leach field, etc.
Most residential septic tanks should be pumped out every 3 years. If the seller states that the septic tank hasn’t been pumped out in “years” or it has never been pumped, the leaching system is at risk of being compromised.
A brief description of what is included in our real estate inspections:
√ Locate and excavate/dig to expose septic tank;
√ Pump, transport and dispose of 1000 (or 500, 1500, etc.) gallons wastewater from the septic tank;
√ Visually inspect the tank, distribution box, drywell and pump station;
√ Run water and bathroom drain tests to the septic system;
√ Use our digital video line sewer camera to inspect all drain lines;
√ High-pressure water jet scale build up, obstructions, roots, etc. in the drain lines;
√ Test and inspect the leach field, including flow tests;
√ Re-inspect all drain lines with the digital video line camera post high-pressure jetting;
√ Provide an inspection report with photos, findings, and recommendations via email from our IPads.

Likely the most important piece of septic service equipment we use during our real estate septic inspections is our digital video line sewer cameras. Our cameras allow us to inspect all drains lines and view their condition on a high resolution video screen. We can then record video and snapshots that we can save on a flash drive to zoom in and inspect in more detail and provide a copy to our customers. When it comes to video line sewer cameras, we only purchase and use high-end cameras that allow our technicians to detect any sags, breaks, separations, or clogs in the drains lines.
Another very important piece of septic service equipment is our high-pressure water jetters. Our high-pressure water jetters are capable of reaching 300’ and clearing drain lines from 1” to 36”. There is no drain too small or too big that we cannot inspect.
